Pool Inspection | Pool Inspector

                   

If you are buying a home with a swimming pool and/or spa, you should think about hiring a Home Inspector that also inspects pools and spas.

Pool And Spa Insections are included at No Additional Cost with my Home Inspection. 

 

I visually check the deck surface, pump, mechanical, electrical fixtures, and equipment operation. The safety of these areas is also inspected including Security fences, gates, controls and appropriate electrical shielding/grounding. 

 

The Pool and Spa Inspection is a “Visual Equipment Evaluation" and is completed from the edge above the water line. During this type of evaluation it is impossible to visually see many of the small cracks in the pool and/or spa body and underground plumbing that can leak. I do a visual inspection of the readily available components of the pool and/or spa and the permanently attached equipment. 

 

NOTE: Pool and/or Spa Heating Systems are not tested. However, the presents of such system and it's visible conditions will be noted in the inspection. Vinyl lined pools, free standing Doughboy type pools are not inspected.

 

Swimming Pool and Spa Inspections whether combined or separate, are limited to; above the waterline visible inspection of tile, deck, skimmer cover, waterline skimmer flap and skimmer debris catch basket. Security fencing. Visible equipment such as the pump, pump intake housing, pump motor, filter housing, valve bodies, electrical panels, GFCI (if installed) and above ground exposed plumbing pipes and connections. No chemical tests are performed or automated timer clock testing. Electrical on/off function limited to using normal controls only. Algae and clearly visible and obvious cracks and damage below the waterline will be noted in the Inspection report.

 

If there is a diving board and/or pool slide installed, this inspection will state the presence and condition of the diving board and/or pool slide. Any slide incorrectly used can be dangerous. There is a weight limit that needs to be adhered to preventing failure.  Any diving board incorrectly used can be dangerous. The House Detectives Home Inspections, LLC is not responsible for any accidents or failure of any component of the pool, diving board or pool slide. The inspection also does not determine if the water is deep enough for the intended use of the diving board or pool slide.

  • Pool Light with Ground Fault Circuit Interrupter (GFCI)
  • Visible Water Condition
  • Slide - if applicable
  • Diving board – if applicable
  • Waterfall/Fountain - if applicable
  • Ladder or Grab/Hand Rail - if applicable
