POOL AND SPA INSPECTION - INSPECTOR

                   

If you are buying a home with a swimming pool and/or spa, you should think about hiring a Home Inspector that also inspects pools and spas.

INSPECTION CRITERIA: Pools and Spas MUST have all pool pump equipment intact and be filled with Clean Water to Inspect, Check and Evaluate them.

I visually check the pool body, deck surface, electrical fixtures, above ground plumbing and test pump equipment operation. The safety of these areas is also inspected including security fences, gates, (if applicable) controls and appropriate electrical shielding/grounding. 

 

The Pool and Spa Inspection is a “Visual Inspection/Evaluation" and is completed from the waters edge above the water line. During this type of inspection, it is impossible to visually see many of the small cracks in the pool and/or spa body and and impossible to detect underground plumbing that may be leaking. I do a visual inspection of the readily available and accessable components of the pool and/or spa and the permanently attached equipment only.

NOTE: Above Ground Spa and equipment inspection is limited to it's accessabilty. As is with the pool, the above ground spa must have all pump equipment intact and be filled with clean water to test and evaluate it. 

NOTE: Pool and/or Spa Heating Systems are not tested. However, the presents of such system and it's visible conditions may be noted in the inspection.

NOTE: Vinyl lined pools and free standing Doughboy type pools are not inspected.

Swimming Pool and Spa Inspections are limited to; above the waterline "Visual Inspection Only" of the pool/spa body, tile, deck surface, skimmer, skimmer cover, waterline skimmer flapper door and skimmer debris catch basket, pool pump, pool pump intake housing, pool pump motor, pool filter housing, valve bodies, electrical panels, GFCI (if installed) and above ground exposed plumbing pipes and connections. No chemical water testing (PH test) is performed or automated timer clock testing. Electrical on/off function of  provided switches only. Clearly visible and obvious cracks and damage below the waterline are noted in the inspection report.

 

NOTE: If there is a diving board and/or pool slide installed, this inspection will only state the presence and visual conditions of the diving board and/or pool slide only, not to the SAFETY and/or the structural stability. (Diving boards are not stood on or jumped on by the inspector)

FYI: Any pool slide or diving board incorrectly used can be dangerous. There are weight limits that needs to be adhered too. The House Detectives Home Inspections cannot and will not assume responsiblity or liability for any failure or misuse of any components of pool diving boards or pool slides. The inspection also does not determine if the water is deep enough for the intended use of diving boards or pool slides.
